Hi, I’m Wray Farlow with Farlow Home Finders. Thanks so much for checking out my overview video of my company and a little bit about my background here in Charlotte real estate.

I’ve been involved in Charlotte’s home building here for 29 years. Since the 1990’s, I’ve been with the largest home building in America. I ran sales and marketing for Ryland. In the 1990’s, I joined Shea Homes in 2000 and helped them grow their company to 700 homes a year before the great recession. During that period in the 90’s, up to the great recession, 47% of all homes in Charlotte were built. I had a front-row seat to help develop the home product for the builders, the best selling plans. I managed over 4,000 new home sales in over 75 master plan neighborhoods all around Charlotte. It was a great opportunity to know what my builders did best and what the competition did best. I even sold for #1 home builder, Lennar, for 6 years up to 2020, after having my own company following the Great Recession.

When COVID hit about a year ago, I saw the supply and demand issue was not going away. After 29 years I said the future of real estate is going to change. And that’s what I set out to do with Farlow Home Finders.

Today my company is helping folks that are interested in moving. They have more equity than they’ve ever had. It’s a great time, at the top of the market, to look at repositioning, whether you want to move down, maybe do a ranch style home in a 55 and up community or not in a 55 and up community. Or, whether you want to up-size. Go for that next step. Right now is a great time to do it if you can just find what you want. I knew people weren’t moving because they didn’t want to compete with 20 other buyers in a bidding war and continually lose. It’s like a hamster wheel I call it, you’re running all over town and I’m a big believer in getting what you want and being proactive.

So I learned that I know where all these plans are. I know them by name. I learned how to direct market and communicate with the homeowners before they listed their homes. Off-market homes, the best selling plans, in all these neighborhoods. What I’m now doing is helping clients who are interested in moving, find what they want. We do everything virtually initially. We really spend our time learning what you want. We do tours of the plans, the neighborhoods, narrow it down.

I also set up searches for you so you can know what you’re likely going to say “no” to on the listed homes. That’s just as important as understanding what you do want. And the great thing about it is, once we find it, I help my clients buy that home backed by 100% cash offers.

We have several programs where you can purchase that home, non-contingent on selling your home. In fact, you can even move into that home before I sell your current home. So what I’m doing is using my 29 years of experience with America’s largest home builders, and most successful home builders to create a market for your home through pre-marketing to create that “auction-like” mentality. There’s never been a time in history, any better than right now to sell your home! I can’t for the life of me understand why people would say it’s more convenient to sell to one person who’s an investor than to sell to “the market” with somebody who’s knowledgeable and knows how to do that – and has a proven process.

Anything from Union County, Ballantyne, Fort Mill, Lake Wylie, all the way up to Lake Norman, across to Huntersville, Cornelius, Davidson, Concord, and then down to Matthews. My unique experience has enabled me to help people look at the whole market.

I believe that that’s how you get what you want. You plan ahead and you go get it. You’re not out there competing with 20 other people to buy a home and quite possibly overpay for it. I’m also passionate about helping people also look at the new home market. The supply is coming back! Many of my friends that have worked with me at the different builder’s over the years, or for me, are now running these big builders. So I do have an inside scoop on where the great new neighborhoods are coming before they open, and I believe that’s a great way to also find what you want, build it, and then sell your home on the tail end of the process.
